Inspecting For Moisture

Certified MOLD inspectors are trained to locate and identify the presence or intrusion of moisture, condensation and humidity problems as well as to take air and surface samples for analysis. Certified HOME Inspectors are trained in building science, which is needed to investigate moisture intrusion and conditions conducive to mold growth and how they adversely affect a home. 


What If We Find Conditions Conducive To Mold Growth?

Hawaii is the American paradise with wonderful warm weather, which is generally high in humidity. This climate is generally conducive to mold growth. Therefore, greater efforts and maintenance to limit the possibility of mold growth are heightened. Additionally, water leaks (plumbing fixtures, water piping, exterior sources, etc.) and condensation emanating from air condition systems are a common source of moisture. Through thorough inspection process and Thermal imaging (which is generally included in a standard inspection) are conducted. If we find elevated levels of moisture intrusion and conditions conductive to mold growth, it is wise to have air and surface samples taken for analysis. Be advised that elevated moisture issues will affect certain people adversely more than others. During our thorough inspection process, recommendations will be made the issue of mold…and what to do about it. Often times, common thorough cleaning and continued regular maintenance will suffice (and you will incur no additional charge), but when moisture levels indicate a greater risk MOLD testing will be recommended.  


What happens during MOLD testing

Taking air and surface samples at and near areas & locations where elevated moisture readings have been confirmed (or are suspected). These samples are then sent to a Certified Testing Laboratory located on Oahu, and the test result are sent to you (the Client) and Wailea Property Inspections. We will help you understand the results and make recommendations accordingly.  



Be advised that Wailea Property Inspections is not part of MOLD remediation, as that service is performed by others, but we will refer qualified professionals accordingly. That means that Wailea Property Inspections is a “third-party” throughout this process and therefore, has no financial reason to exaggerate any findings, which further protects you as out client…and furthermore WILL NOT recommend any testing which is not necessary.  


You will get a full report stating whether mold is an issue in your house or not… as well what types of mold are present and their inherent known risks.
